How do i repair my flat roof the roof felt is rotten and also the boards are rotten and is leaking water?
Question:water is leaking everywhere boards are rotten as is the roofing felt what is the best way to fix this problem
Answers:
Tear off roof, remove all rotten wooden structure, put on new roof. There is no easier way.
rip it all off and redo if you dont know how get a firm in or you could be asking for trouble
Only one way.
Replace the rotten wood and re felt.
You could use corrugated plastic but every time it rains it will sound as though the Mexican army is scampering over your roof.
.
sounds like you need to get a new roof.
to do this your self go to homedepot or a store like it and buy new wood make sure it looks like the rotting stuff but new!!! some nails or screws then the tile and tar to go on the roof.
i think it would be best if you hire somone to come out and get you a garenteed 10 year roof!~
cover it with plastic sheeting until you can work on it, on the outside.. slope the plastic so the water runs off ..
then gut it.. replace the timber or frame... if they are rotten
i do hope theres no light fittings in it or any leccy cables.
replace the timber .. replace roof... also see if you have planning permission for a slanted roof.. as it will help with drainage..
you need to get in someone who knows what they are doing in.
Anything and everything that is rotten will have to be removed, reframed, and reroofed. Consulting with a good contractor would be your best bet.
It's gone on too long and needs to be replaced . In the mean time use black jack .
Buy a tent mate
Its allot of work. Flat roofs are the hardest to seal i would get a professional to do it . A torch down is about the best for the money . Vinyl or rubber is good to but more expensive then a torch down . Hot tar isn't worth a crap doesn't last long
youll have to replace the wood that rotted then ive hade great luck with rubber roofing. there are fewer seams and it is sealed tighter cause its glued down. And it withstands hail better.
You don't say were the flat roof is,IE main roof, extension, garage roof!!.Flat roofs are bad news, hard to maintain, insurance company's don't like them.If its as bad as say you must give serious thought to taking it off and having a pitched roof in place of.Expensive to do,but better to sell on later. If you don't want to go that way, get in touch with pro for price etc.best of lock.As for answer from top man stevetower!bad answer makes you think its that easy its not.
Sorry mate, you can't repair it-it needs a complete new decking and covering. Unless you're an ace DIYer I would pass the job on to a quality roofing contractor, as it won't be an easy job to undertake.
I'm a building surveyor, and I see knackered flat roofs all the time as part of my job. To help you avoid getting stung, here are a few composite rates including labour & materials for flat roofing.
New 19mm external ply decking & 2 layers bonded mineral felt, £60 per m2 + VAT
New 19mm external ply decking & EPDM coating, approx £65 per m2 + VAT
These rates are top wack, what you wold pay to a high class roofer to do a quality job. Due to Working At Height regulations he will add the cost of scaffolding also. I'd wholeheartedly recommend you use EPDM (ethylene propylene diene monomer) as a covering as opposed to felt, as it lasts 2-3 times as long, is impervious to UV damage (which is deadly to felt) and can be walked on safely. If you do go with felt, expect it last around 10-15 years, depending on where you live, and EPDM to last 25 years+ again depending on area.
There are more cowboys and con men in roofing than in all the other trades combined, so choose a roofer carefully. I always recommend to clients that they contact their local trading standards office, as they often have a recommended tradesman scheme; and a good roofer is worth his weight in gold. Bear in mind that some roofers don't like using EPDM, as it can be tricky to apply if you haven't trained in its use.so be wary of any roofer who tries to shunt you down the felt roof route without giving a good reason.
Good luck!
if you don't know how to do the job call a professional my old neighbor attemped the impossible well his roof caved in . cost him more in the end Don't be a dummy . have someone else who knows what there doing do it . penny wise dollar foolish . don't spend your money twice we work hard enough. Get a guarantee for the work preformed!
There is no easy answer here! Strip the whole lot and start by replacing the boards, with a decent grade ply if you can afford it and then you should treat this. Then go to your supplier and get the three diferent layers of roofing felt to do the job properly. I had this problem a number of years ago.
The first layer should be tacked on, followed by the second layer using a heat source to melt the tar, doing the same for the final layer. Making sure your corners are well sealed. This is however not a job for your basic DIY. There are lots of pitfalls, ie overhating your tar felt could cause burning and create gaps giving a poor seal. Speak to a good roofer, who may advise or give you a price. There' not enough space here to give you full info on tackling this job. My mate and i did my garage which was a double over a period of three days, this can also be a messy job. bear in mind that you may not be covered by insurance if the job is not done properly. My advice is get a roofer, do not tackle it on your own if you have no experience. Sorry mate it's just not a DIY job, if you want it done properly.
you need to renew the lot sorry there is no easy fix except maybe a heavy duty tarpaulin as a very temp fix
