Why do tenants tear up apartments so fast and so much?
Question:I have an elderly black woman as a tenant in a two family house. The house is old, but she seems to tear stuff up faster than I can fix it. What gives?

Because it's not her's and she don't own it...People seem to take care of things more better if they own it.
Was it necessary to disclose the race of the tennant? Are you trying to say something?
But anyway, most people who rent don't own the building therefore what ever is broken or not fit for the next tennant has to be fixed by the landlord.
Same thing goes to why some people trash hotel rooms.IT'S NOT THEIRS. Had the property belonged to them, I'm sure that better care would be taken.

Maybe because it's not hers and it's apart of your agreement to fix it.

Maybe the stuff needed fixing when you rented it, but by being cheap you tried to rig-it-right like most penny pinching landlords I know
PS: What does black have to do with anything or was that your purpose to get the response you wanted... just like saying why are WHITE landlords renting crap!

Tenants generally do not give a crap because it is not theirs and regardless of how whatever it was got destroyed, they know it will be fixed.
If your tenant is not taking care of the place..you, as a landlord, have the option of not renewing the lease....
When you fix things do you fix them correctly or do you just make a quick fix? It isn't her fault if the house is old and falling apart. Why would you blame her when yo already said the house is old? I have dealt with alot of "slumlords" and they don't seem to care about things that are broken, they just need their rent on time> doesn't she pay the rent ? She must or you would have evicted her. Spend some of that rent money on fixing her house so that she doesn't have to call you and complain or demand your time
@full-tilt: That is a very racist remark & I have to disagree. All the black people I know are very clean & maintain their apartments/homes much better than a lot of other people I know. No one should ever be denied renting property just because of their skin color.
Sometimes stuff happens. Things break. Fix it & do it right so it won't break again, and while you're there, do a walk thru to see if you can spot anything else she might want to call you later about.
I have had this problem before: I didn't want to call the landlord to fix one little thing & before I knew it, other things were going wrong so I finally called him & he told me that whatever happens, please let him know right away so it can be fixed as soon as possible.
Sorry to hear of your misfortune. I am also a LANDLORD. It doesn't matter how old or new the dwelling is or how nice it's fixed up- Tenants are scumbags who don't respect other peoples things. I always ask them, if this was your house would you do this to the yard, the bathroom, the kitchen, the walls? I get the same ole reply. It was like that when we moved in, which I know is a crock, because EVERY TIME someone moves, the house has to be repainted and repaired in most area's. I'd love to rent from some of my old tenants, and if they ever get off welfare and get a home of there own, I just may.
