Home(2004) inspec found some water stain on corner of a basement wall. Downspout extensions weren't on. advice
Question:Home inspection report.
Monitor: Water stains were notes on the soutwest & southeast walls including the bottom south and east wall. Down spout extensions wer not on at this time, could be the reason for these stains, as well as the backfill to the home was not complete at the time the stains occured(per the listing agent)
What should we do, please advice. Is this a deal breaker ? should we get another specialized inspection. Home inspector said this is a fairly common problem and downspout extensions should be added.
Answers:
Have the owners install all downspouts and get the grade to flow away from house. You could then do a water test and watch to see if water is leaking at any of the downspout joints. You paid for the inspection, make the owners fix what ever is listed. Make sure the downspouts are extended at the ground away from the foundation. They have concrete paver type extentions that sit on the ground under the downspout or screw flex drain tube to end of spout.
Ehhh no big deal!! It may not be the down spout however.. Have some get into the wall to see the exact location of the leaks.. It sound like you may have a slow pipe leak... not neccesarily a roof thing. Is the home worth making the repairs and can you sell it for the value of your purchase?
