What kind of savings might I see by replacing my present 18 year old heating/cooling system with a new unit?

nowadays, refrigeration supply houses wll only sell high efficiency units. Big evaporators and more refrigerant equal less power being pulled from your meter. That means big saving for you-it all depends on how low you set it, how much it runs etc.
New refrigerants such as 410A are the new standard because the EPA is phasing out the old R-22. If you're in for the long haul in this townhouse, you may want to make the investment in a new 410A 14 SEER unit.
