Is my landlady responsible for repairing central air in our rental?
Question:We moved into a house 3 months ago. We pay very high rent. When we moved in we checked all the appliances and sine the AC was blowing air we assumed it work. Only later did we discover that the air that is blowing is not cold. Apparently a fuse was completely missing and the freon needed to be charged. We have not had to use AC as of yet b/c the weather has been mild.
Is my landlady responsible for paying for this repair?

Yes, your landlady is responsible for anything that was there before you moved in. The air conditioner is not like a furnace or toilet, she only has to make repairs in a reasonable amount of time.
You don't have the right to fix something without her permission though.
Why? Because it's not your property, it's hers.
If you had messed up she would be in her rights to make you pay for any damages or replacement.
What if the unit had a warranty? Did you void it?
What if she has a contract with a maintenance service?
What if her guy gets paid less then your guy?
What if while fixing something yourself, you injure yourself?
Is she responsible if you didn't get her permission first?

All of this should have been discussed before you moved in.
Most people get all this in writing. I live in half a house and I signed a generic lease, with my landlady's rules added.

yes she is responsible for the repairs it is not a window unit, you did not put it there and it came with the house.so yes she is responsible for repairs

House rentals are very different than Apt. rentals. It is in alot of the leases when renting a house that the tenant is responsible for the upkeep on the AC unit, furnace and HW heater. I would take a second look at your lease and if she is responsible I would photocopy the portion that states that and hand it to her with the bill.
Unless it is stated otherwise in your rental agreement she is obligated to have it repaired.
