Single Walled Garage and rain?


Question:Have a new house and we have a single walled garage which does not keep heavy rain out. In January we had to remove 60litres of water from the garage. We have electrical points fitted on the garage too and hae been told they are not insulated by a friend. Where do we stand on this? The housebuilder are saying that this is acceptable for this type of garage!

my garage is exactly the same (in a new build)..housing regs passed it as it is reinforced in the right areas as i assume yours is too..ive had a builder out for advice and he reccomened weatherproofing the wall externally..theres various waterseal products available that just need to be applied with a roller..this is the route i had to take .

Ask the city you live in what the code is for electrical in the type of garage you have. If its not built to code then go back to the builder and tell him to fix it. If he refuses you may have the right to sue him.
I am assuming you are talking about a carport when you say single car garage. Any concrete slab exposed to rain or potential water (garage slab - even a fully enclosed one, patio, porches, etc) should be sloped to keep standing water off. When the slab is physically connected to or against the house it must be sloped a minimum of 5% to keep water away from the foundation. All electrical outlets that are exposed to water (kitchen, bath, all outdoor outlets) must be GFI protected (ground fault interruptor).
perhaps get an individual building firm to give you some advice, or two, or three, you could ask for a quote to improve the weatherproofing on your garage, and see what their response is to what the problem is you have got, and then act on their recommendations, a little bit of inside knowledge goes a long way. if they dont act on it see your local citizens advice bureau on what you can do next to get it rectified. good luck
Get electrician to supply and fit an earth rod in close proximity to the garage. Secondly you could batten-out and plasterboard, no need to plaster.
This is very much standard in 100mm single wall build you will find that when the bricks have been weathered and taken on water that they will become resistant to water.If this does not hapen you can coat the outside skin of brick with a clear water proof skin ofsilicon.
