Landlord wont do repairs?
Question:My guttering is like swiss cheese, full of holes. I know its not raining much here in QLD at the moment but when it does i have water leaking everywhere. I mean, there are serious holes in the gutter all around the house. Its even making the back steps slimy and dangerous. We have told the real estate over and over but the landlords dont want to fix it. I know about filling out a remedy to breach form but in reality will this make them fix it? I dont want to move house again. I understand that if they dont fix it we can break the lease but i really really dont want to do that.

A land lord that won't do repairs ? now there's a bulletin ! Tell the landlord that you FELL on the back stairs and went to the doctor, the word "LAW SUIT" will enter their heads, and it will be fixed !
take pics, call a lawyer and move. I'm renting to a couple, and the female calls everyday 3 to 5 times a day complaining about something. and all she had to do was flick a light switch up. her freezer stopped working, but yet she feels it's my responsibility to fix it. she's driving me nuts, and I'm ready to tell them to get out.
If the gutters a creating a safety issue, notify the landlord one more time. If results are not forthcoming then go to your local housing authority with pictures. There are laws against slumlords. The problem is, if you raise a stink you may have to move, so be ready to break the lease if necessary before they find some trumped up reason to evict you. Contact a barrister to see what your rights and responsibilities are.

I had this problem and i sent the landlord a registered letter stating the problem giving him one month to fix it or I would have to hire a contractor to fix it and then deduct the cost from my rent and also put a surcharge on it for my time and trouble and he fixed it right away .Good luck !!!
