What Angle Should A House Be Graded to?


Question:I'm not sure that our house was graded properly after it was built. There is a mound at the back fence, which encloses a retention pond. It causes some standing water when it rains, in the back left corner. What angle roughly does a builder have to grade your house to going from the back of the house? Should there be a slight slope from the walls towards the pond? It looks flat to me, as an amateur homeowner; and problem is, landscapers have just laid seeds and straw for a lawn back there. Comments?

I am a landscaper, and let me tell you, I have seen some terrible jobs grading new homes. From my experience, it's not neccessarily what slope but proper drainage. For example if the house is located on top of a hill, you can get away with a very little slope because the water will find its way down the hill in any direction. But if you are in a valley, you need careful planning, with drain lines and slopes of at least a couple degrees towards the drains, or away from the house. Most importantly, the water needs somewhere to go, and it takes a good eye to make sure that happens on a tricky property. In your case, it sounds pretty easy if you have a pond - I'm guessin the landscaper dropped the ball when the house was built. The good news is that is should be an easy fix if I am visioning your property correctly. If the area is not too big, all you should need is a couple of truck-loads of topsoil to slope the area towards the retention pond. If it is a very large area, you will probably need to have pros come in with heavy machinery to move around the existing ground, then dress it up with a couple of inches of topsoil. Good luck.
