I am told to stay away from buying houses with electrical fuses because they are costly to update.?
Question:Can anyone tell me how much the average 1928 home would be to update electrially from fuses to circuit breakers?
Answers:
That depends if you are going to replace the wiring in the house too and most cases that can be expensive but a search for the right electrician can make it affordable.
OR
Just replace the fuse box and meter base?
It Is usually worth the investment if you are going to keep the house
The only way to get a true esitmate is to get an electrician to look on an individual basis to give you an accurate quote.
They can tell you what you need to know.
Don't be afraid to ask an electrician to look over the house before you buy.
3 thousand, just get them to lower the cost of the house
Depends on the rest of your wiring. It cost me about 1100 dollars to have a circuit box and new meter installed.
everything is costly for people who refuse to learn to do things themselves.
It depends on if the entire house in need of rewiring, the size of the house and your areas going rates. If the house is what you really want it's worth it. We had friends who rewired their entire house for 5,000 but that is in Arizona.
Not an electrician but I've done some electrical work and unfortunately spent more time than I planned in the "Red book" (National Electric code book)
If everything has to be brought to code, you're in big trouble.
If some things can be "grandfathered" - less trouble.
I think you may be talking about ripping out and replacing every wire in the house. The old insulation they used then was rubber based and tends to dry-rot.
I'm thinking everything back from service will need to be replaced.
That means gutting the place.
yeah, around 3-4 grand to upgrade to breakers, bid lower and still get the house...
You might try talking to a Trade School. Sometimes they are looking for a house to have students learn the electric ins and outs. Old houses are especially good for students because it teaches the art of snaking wires in finished plaster walls without punching a hundred holes in them.
You would only have to supply the materials and maybe make a small donation to the school, which of course is tax deductable. Including the news media is also a good idea.
If you want to update a 1928 home you will probably want to update all the wiring as well. This is time consuming and could be messy. Some walls and ceilings may have to be opened up. Depending on the size of the house this could cost $5000 to $10,000.
