Evidence of past standing water?


Question:Home inspection found the evidence of past standing water, small spot though. This is 5 years old house. How serious is this? Should we give up on this house? If not, what further steps should we follow? Thanks!

How serious it is depends on where the water was found and where it came from.

Internal pipe leaks are easy to fix and cheap, except for a faulty or cracked water heater. Sometimes water heaters are turned up too hot and the pressure release valve will leak occasionally, this is normal - just turn it down a bit.

External leaks are harder to troubleshoot and more costly. I would worry about those as they may have caused mold in the walls.

You need to find out where the water cam from. Have it checked for mold either way because some mold is toxic.


It depends on :
Where is the spot?- Basement?
Any visible mold?

Is there evidence of water coming thru anywhere?
What type of surface is it on?

If your concerned with mold, get an air quality test done .
That should make it so you feel better about those issues if it comes back good.
