New born house flipper - Yikes and Help?
Question:What do I start with first in order not to dirty or mess up something else? The things I have to do are:
1. refurbish wood floors
2. install new windows
3. paint all interior and exterior walls
4. gut kitchen countertops and floor
5. gut bathroom
6. install new tile and appliances in kitchen and bathrm
7. re-screen sun porch
8. Ck. electrical wiring and plumbing
9. P.S. what else do I need to do on an 1934 home
what order is the best?
Answers:
The first thing I would do is have a home inspector check the house. Cost varies depending on where you live but should be around $350. He/she would give you a complete report on your house. If it was built in 1934 in may contain asbestos in a number of products used to build the house, lead in pipes/paint, siding, roofing material and other problems you aren't thinking about.
As for your immediate question, I would have the plumbing and electrical checked first and roof. Also make sure gutter are functional and draining. Then gut the kitchen and bathroom, refinish floors, install new windows, install new tile etc. in kitchen and bathroom, paint interior, rescreen porch.
I'm a painter and have worked on some renovations on the painting. If a general contractor replies to your question they have other ideas and better order. I have a second email account for misc things if I can help you more with painting questions. nicknnack@yahoo.com
Sounds like you had no idea what you are getting in to?

make sure you don't move any walls that will require a permit because it can trigger other required updates to the whole house that you didn't plan on.
The electric and plumbing can be a killer.
Gut all the things you need to gut
Check all elec/plumbing (changes most often req permits)
Refinish floors
Install new Windows
Install new stuff (tile, countertops, appliances, lighting, etc.)
Paint
Clean
Check the roof, furnace, and foundation and pray.
Check plumbing and wiring in case you have to open walls up to make repairs when you gut
Install new windows
gut kitchen countertops & Floor
gut bathroom
Install kitchen & bathroom tile
install appliances and fixtures in kitchen & bath
refurbish floors
paint
screen
I restored a 1919 cape cod and here are some other unexpected things to check out. HVAC, mine was oil heat and blew oil had to be replaced. Roof, shingles were missing and there were too many on top of each other, so it had to be replaced. Insulation, there was NONE so I had to blow it in. Sub-flooring, was rotten in places and had to replace areas. Hot water heater was too small and didn't heat water efficiently, had to replace. Breaker box had to be replaced because electrician said it was too dangerous. My home had lead paint which required removal. Pipe to sewer main had to be replaced because it was terra cotta and roots breached it in too many places. If there is a fireplace, have the chimney inspected. All of my brick had to be "repointed". And, there were some serious cracks in the foundation which needed repair as well as the crawl space had a earth floor which required pouring cement to bring it up to code.
Good luck with your restoration. It is great fun, you'll learn a lot and it is so rewarding!
Ok, long time flipper and general contractor.
do all the take apart gutting first in all rooms that need it... do your electrical, then repair any walls, paint walls, then you can do floors and cabinets and counter tops and windows, then do your finish trim and final paint touch ups. THEN do the outside stuff.
Finish hardwood floor before painting.
!.Gut all rooms that need gutting
2 clean out debris
3 call in electrician to up grade wiring
4have plumbing inspected and upgraded, which may entail even more gutting
5 upgrade central air and heat, including new vents,
6install new therma tru windows
7 install new insulation, have insulation blown into attic(saves a ton of money)
8 install all green-board for bathroom
9 install new drywall,
10 install all new cabinetry, that's needed
11 install new counter tops
12 paint interior and exterior
13 install new tile
14 install new kitchen appliances
15 re-screen porch
16 re-furbish hardwood floors
1.check elec & plumbing--if extensive replacement needs to be done you want to do it in conjunction with gutting bath & kitchen
2.gut bath--do not do kitchen & bath at the same time if you are living there you need water. if you are working in an empty house do all the demolition at once.
3 rebuild bath
4.rebuild kitchen
5 install windows
6.refurbish floors
7.clean everything then paint (redoing floors can leave dust on the walls so if you paint first the new uncured paint can be marred--paint dries to the touch in a day but doesn't fully harden for a month that is why newly painted wall can be marked so easily
8. exterior paint/rescreen porch can be done at the same time as the interior work
P.S. check roof & foundation, insulate anywhere you can
batts or blown
