How can I eliminate dripping from my Amana PTAC unit?
Question:My condo has 3 PTAC units (through the wall heat pump/ac). One of them causes problems for our downstairs neighbor. Rather frequently (during a/c season) water from our unit splashes onto her window sill below. Husband pulls out pump, soaks up any resid. water in the condensation tray, checks drainages holes for blockage (one has a pipe/drain attached). But apparently water seeps out elsewhere than the pipe/drain. We can't figure out why this keeps happening. Could the tray be badly positioned perhaps - such that water isn't moving/draining toward pipe? Other possibilities?

I have serviced these units and have seen this problem a few times. Its not a hard fix , but requires removing the unit from its sleeve and setting it on , say, saw-horses. Amana uses perma gum to seal the pathways for condensate water flow. One of those drain area's has lost ( or never had ) all the perma gum in place. This is the same stuff used in automotive sealing/ firewall work. In the sunlight, carefully examine the separating barrier between the front ( evaporator area) and the rear( condenser ) exit or drain area. In that path is an open/ non-sealed area. If you need to pour a little water into the flow are and observe. in most cases you will see the problem. good luck
it could be that your ac is not leveled right, it shuold be slightly leveled 2 to 3 degree's off so that the water flows to the back of the unit
