How to fix a leaky roof?
Question:My roof is only four years old. It's been leaking from around the exhaust duct.
Answers:
It should be still under warranty. Many roofers will go back and check things for free on a job they did. It is satisfied customers that give them most of their work. Recommendations.
You could go up there yourself, and look around. I would recommend asking at your local hardware store what product to use once you have seen what the problem is.
An exhaust duct for what? Whatever it is, it should be "flashed", i.e. some sort of flange that diverts the rainwater out over the shingles. It may be that there is a gap between the duct work or pipe and the flashing. If this is the case, buy yourself a tube of 50 year silicone caulk and fill the gap. If there is no flashing you will either have to make your own, or call a plumber or heating and air company to install some.
look around the base of the vent.check for nails or staples that might need sealing. The most likely candidate is under the shingle by the base of the vent. the water hits the back bottom and disperses to the side of the shingle, the then under the shingle to a nail or staple that has been loosened by expansion and contraction. a sure way to fix this is to buy a polyurethane sealant . average cost is $6.00 and can be bought at any hardware store. and seal all around the base where the vent meets the shingle. also check the shingles above the vent to the ridge (top of roof) for any exposed nails or staples. and seal them also with the polyurethane. since your roof is only 4 years old, the roof integrity is good, and a nail or staple is most is most likely your culprit. do not seal if the roof is wet and know where you are on the roof at all times. most people do not realize how close they are to the bottom of the roof and accidentally walk off. it is a fairly easy job to fix. good luck and be safe. roofing contractor from California.
