How do I estimate the cost of drywall repairs?
Question:I have someone who wants to pay me for messing up my recently vacated apartment. The damages are mostly for the holes created in the walls. There are about 5 fist size holes and three larger holes. Rather than get legal type people involved, this individual would like to pay me for the repairs (and an added bonus for my trouble). I want to know how to estimate the amount to charge him.
Answers:
The time you will need to fix, patch, fill, and sand the walls. This requires you to know the way to fix it. You will estimate the time by fixing the worst hole all the way to paint. Take that time and put a value to it. Add up all the areas and put that value to the job. Add the cost of the materials and tools and when you have a number add ten percent to it for little stuff that comes up.
Materials+time+10%= your bill
Drywall repairs can be done by a novice. Call a local drywall repair company and explain your situation and ask for an estimate. You may find that they will give you a nebulous answer because a real estimate can only be made by reviewing the work to be done.
You should budget less than $100. To be more exact, between $50 and $75.
Good luck.
Get a bid on the repairs.
Most drywall and paint contractors want to look at a job to qualify the materials, time and labor. A quality job will have to be done in phases, which doesn't mean four days work. But does mean it will take that many days to complete. I call it trips, a nebulous term that means I have to come back several times. These repairs, with painting, will probably go to something close, or in the area of, $400 to $500, depending on the geographical market you are in.
