Question:afternoon/evening all im building a extension in the uk however the guy next door is asking for a party wall agreement my extension is on my side of the fence with a 50mm gap from the fence where do i stand ive read that if the foundations of my extension are less than that of his house in depth than theres no need for it what...if true anyone know the depth of a average house foundation where do i stand please help and thanks

If your new extension does not touch his property you do not need a party wall agreement contact your local building regs dept in the council and they will send you a copy of the party wall agreement what it applies to etc.
For example if you live in a semi the wall you share with your neighbour is a party wall

when you applied for permission to build the extension your local council would have looked into this for you
Don't these guys just pi-ss you off? they want something for nothing... look unless he pays 50% of the costs or does 50% of the work only then can he ask for this agreement provided its on the property line... since; its not on the property line, he's not putting any money up or doing any of the work, then tell him very simply to buzz off !...

AFTER 3 BOYS WHEN AND ASKED HIM POLITLY TO SHUT THE FRRUCK UP AND IF HE SAID ANYTHING ELSE THEY WOULD BE BACK AND WOULD NOT TALK AS NICLY TO HIM NEXT TIME, HE AGREED AND SAY GOOD MORNIN EVERY DAY

Presumably you have had planning permission granted for this extension so the planning department would have scrutinised the plans you submitted to them to determine if any shared walls were being used in the development, but just to keep yourself right I'd check with them or the council building control dept again anyway. As for foundations, there is no set limit for them. The foundations for our house were 12 feet (we discovered this when we were having a garage built). Usually they have to dig deep enough to the level of the existing founds or until they hit clay.
A "party wall" is a shared wall, as in a condo, duplex, etc. Your not building a party wall therefore he has no basis for a party wall agreement. Good luck.
Firstly if you want to build within 3 metres of one or both your neighbours you will have to serve a part wall agreement on them, you must do this at least 8 weeks before you commence work. Your neighbour(s) are entitled to appoint their own surveyor to oversee the work AT YOUR expense. Talk to your architect as they serve the notices and will advise, fingers crossed your on good terms with your neighbours.
Regards foundations they vary greatly around the country dependant on the local geology, for a rule of thumb you could try asking your local building inspector at your council who will have experience of your postcode.
