use a deck wash and a power washer. some hardware stores rent power washers if you don't have one and you can get the deck wash at the same places. be sure you dont get to close to the wood with the power washer or you could damage it. Good Luck
first HIGH pressure wash (water) then a good coat of Thompson's water seal will do it good!
power (pressure) wash it. it does wonders.
