My ranch home has 2-1/2 baths. If I redo one bath, remove the tub and have a walk-in shower installed, will?
Question:it take away the some of the value of my home?
Answers:
Reducing a bath/shower to just a shower may reduce the value of your house to an inspector but what counts is what is the value to the buyer. some people would like a stand up shower to a bath/shower so it is up to the buyer as to what it is worth. To some people it doesnt matter.
It possibly could
I only take baths
a lot of kids only take baths
no you will not loose the value of home.
Its considered a 3/4 bath instead of a full bath and yes it does take away some value.
I think it would increase the value especially, if it is dated. You still would have the other full bath and I am assuming it has a tub. And the 1/2 bath is a bonus. This is the way I look at it, if I were in the market to purchase a house the first think I would look at is the kitchen and the bath to see if they have been brought up to date. Because these 2 rooms get dated quick.
It depends on the market and what you replace it with.
If you have a fiberglass shower and tub that is harvest gold. Now you replace it with a nice big shower that is all travertine tile, you will be increasing the value big time.
If you have a nice jetted tub with granite tile walls and replace it with a fiberglass shower stall you will take some value away.
