A tenant is requesting that the AC unit have a chemical cleaning done?


Question:The AC unit and heating unit are brand new when she moved in 1 year ago. In fact all the ductwork and wiring inside the walls were installed brand new, so everysingle item in the forced air unit is one year old. Does anyone know if this process is necessary or is she just being a picky tenant.

Lol seems like she needs fresh air to breathe. See I will do the one best thing and go chk out the AC if it's stinking if u think u can do this then plz do so. U can also use a freshner to pump out of the AC duct. All I can say is AC's do need cleaning but not necessarily chemical cleaning u can just see to it that the filter is clean and dust free or not blocked. Maybe while ur doing the inspection u may come across some real problem for why shez asked u to do chemical cleaning.


She is being picky. Cleaning of HVAC systems only needs to be done once in a great while. The ductwork should be clean if you have been replacing filters regularly. Same goes for the coils. They are immediately downwind of the filter section in forced HVAC systems.

If the system is smelly after one year, it is her fault.
A landlord has no additional obligation to go to this extent simply because the tenant wants it.

If the tenant has provided proof that a chemical cleaning is required, as suggested by a medical professional, then it is still up to the landlord to agree to it.

Unless the tenant provides compelling evidence that a chemical cleaning is required, you have no obligation to do so.

I've never heard of a chemical cleanser for an AC.I think she is just being a pain in the ***.You could just have her leave for a while,then clean the filters and spray them with Lysol to make her happy.
If they are new you would be wasting your money. A good strong shop vac in all air returns will do wonders. I had mine done in a house that was 10 years old, they allow you to see what was removed. We got a couple dead crickets but as far as dust there was hardly none. I was congratulated for keeping vacuuming done on a regular basis. Tell her to pay for it.

sounds picky to me... I've never heard of a chemical cleaning. talk to a hvac person in your local area and see what they think. she may be trying to find something to break her lease or not pay her rent (livablility) (check your state landlord tenant laws) I'd have it checked by a pro.
Hers is not a reasonable request. If there are filters to change, do so, but otherwise, she sounds out of line.
Depends on the location, if you have the central air unit in a dusty environment, the dust can gather on the coils and create an insulation and of course a chemical breakdown that will insulate the coils and keep the unit from functioning to the best of it's designed output.

Perhaps the Tenant has seen an increase in the electric bill and has figured it is the central air unit.

Perhaps the Tenant has noticed the Air Conditioner running more and cooling less..

A reputable serviceman will be able to tell you if this unit needs a cleaning. Sure you might outlay some money only to find out it does not need a cleaning.

But if it does need a cleaning, then that will save wear and tear down the road on componets that are more likely to fail because the coils are dirty.

Face it, coils are not going to clean themselves and they will only get worse.

You could Google it and find out what exactly is involved in chemical cleaning an air conditioner unit and why one is needed.

I certainly would not shrug off this tenants suggestion without further investigations.

You can clean these coils yourself, To clean the air-conditioner coils, make sure the power from your unit is disconnected first! Then wet the area you are cleaning with the garden hose. Using gloves and safety glasses spray the commercial air-conditioner cleaner (available at an HVAC supplier) onto the coils. Let is set for a short while and then rinse it down thoroughly with your garden hose.
it is not necessary,unless she wants to pay for it,you have a darn picky tenant.
