I have leaking Pella skylights any help?
Question:These skylight are not cheap, they are 18 years old and we have had a roofer come in and reflash and redo roofing 2 squares around the window, sealed , reflashed everything, and they still leak, from where we do not know....Pella says for windows that old they may /may not have replacement parts, we are going to get the roof redone anyway...whats the best way to proceed/ ripout and have to redo the interior or replace
Answers:
It sounds like the leak may be in the window itself. Careful application of some silicon calk in likely joints of the windows may solve the problem.
If it's the window, silicone caulking may do the job.
You could have replaced 20 square of shingles and reflashed and it would still leak. Any skylights I roof around gets a minimum of 3' of ice & water barrier around the perimeter, before a bead of cement, the flashing, shingles and more cement.
Sounds like you have a leak above the skylight, higher up on the roof. Water is entering up there, and running downwards until it hits the skylight (drip point).
Before you rip it out, do a simple test. Run a sprinker above the skylight on the roof until it starts leaking. After it drys out, do it agan, only this time, use a brand new tarp and tarp off (waterproof) everything between the skylight and the upper hip. If it doesn't leak this time, you know the water is comming in through the roof above the skylight, and not the skylight itself.
If it does leak, the issue is with a skylight. My neighbor has the same issue. I'm going to remove it, patch it and shingle over it at his request.
Hint: Any necessary hole (vents, fans, skylights, utility feeds, antennas, utility feeds, etc.) through a roof should aways be surrounded by ice & water barrier, whether you get ice or not.
