Home warranty refuses to pay for A/C replacement?
Question:We have Home Warranty for our house. Now the Home Warranty company refuses to pay for the A/C replacement (about $4K) because they want proof or records of maintenance. What kind of maintenance is it other than change the air filter?

Maintenance records for an hvac unit would only consist of monthly filter changes and yearly cleaning of coils and oiling of motors..otherwise there is not much maintenance to do...there is not anything else to maintain that would need to be done on a regular basis..I would ask them what kind of information they need on the maintenance records and ask them to be specific about what needs to recorded and why...what happened that you need to replace the unit.?.how old is it ?...what was the reason your hvac tech gave for replacing the whole unit?...
Are you talking about central air? Maintenance is required and it can make all the difference to how the A/C works. A simple charging can keep the A/C cooling. I do not know the specifics so this is a very general answer.
They (a heating and air company) comes out twice a year and checks the unit for leaks, they check the belts and clean out the unit.
It doesn't sound like much but it can save you a lot of grief.
These home warranties are chock full of little creepy loopholes like that. This is how the warranty companies make their money.
Always read the fine print.
Warranty companies know that most people will look at the quote for planned maintenance on their A/C system and will more often than not refuse to get it done. So when a repair of this magnitude occurs they have an 'out' from paying up.
There are minimal things to be maintained on small domestic central systems that include washing the R/A filter checking fan drive belts (if they are there) checking drains are clear etc etc. It is not just the keeping clean aspect of maintenance it is also being able to spot from experience where potential problems may arise.
Some manufacturers also have a requirement for periodical planned maintenance otherwise you can void their manufacturers warranty also.
If you had not entered into a maintenance contract with a qualified business/contractor you have no paperwork to present to the insurers.
that home warranty company also has an insurance company backing them.. they need insurance for claims also.. like the extra warranty for a tv. go to plan b.. call their insurance company.. it might be listed in their contract..
