I used to sell manufactured homes, and the mark up is high. Each option you choose makes the mark up higher.
Homes on the lot that are being shown are already invoiced to the dealer with furniture packages, and decor included in the invoice. They may take the furniture out but you are still "paying" for the furniture. They also incured an expense to set the home up for display, especially if it is a double wide.
When I sold manufactured homes (7 years ago) the bank limited the markup to 20% above the manufacturer's invoice to the dealer. If the home cost the dealer $50,000, the dealer could charge you $60,000 for the house. The dealer then adds options, which they also make a mark up on. Markups are added for furniture, decorations, underpinning, steps, power poles, anything you add to your home the dealer is adding the actual cost + a markup percent.
If at all possible order your home, don't include furniture or decor, do your own power pole, underpinning and septic.
Don't fall for the bling bling of the homes set up on the lot. Be carefu, in general, manufactured home salesmen are more shady than used car salesman. They work off of commission. The higher the sales price, the higher their paycheck.
Your dealer will also sometimes "bump" your interest rate because they make kickbacks from the banks on those also. Dealers also make $$ by removing the tires and axels and reselling them to the manufacturer of the manufactured home.
There is none. Determine how much you want to spend, and buy the one that fits your budget.
