Answers:
Make sure it has copper, not aluminum electrical wiring. Aluminum wiring has caused many mobile home fires.
Ask about the flooring--you want PLYWOOD, not particle board and not OSB, if possible. (Older homes came with particle board--it would have had to have been replaced).
Ask if they've had any leaks in the floors.
Ask how many times it has been moved--every time it is moved, it vibrates the insulation, causing it to be shaken down the wall--we had to pull some paneling back on ours to
fix something and the insulation was a little over 1/3 way down the wall! The home had been moved 3 times total! Also ask when it was moved, was it moved with the furniture in or out of it--moving it with the furniture in it can cause warping of the frame.
Look for brown spots on the ceiling--telltale signs of a roof leak.
Ask if the roof has ever been cold sealed? When you buy the mobile home/move it, you should buy a bucket of cold seal at your local Lowe's, get a rag mop and get on top of the mobile home and mop it on. It is a silver, tarry substance that seals any small leaks, reflects light, and helps insulate, thus saving energy.
Find out if the mobile home has had a cover over the roof--some people build "roofs" over their mobile home roof to protect it.
