Tenant issue?

Question:i own some rental properties. i had these tenants who brougt in bed bugs with a used mattress. i had the place exterminated, like my lawyer said, but they broke the lease by moving out. they are threating me, demanding my physical address and harassing me. they told me that they were going to take me to court. but, i did what the lawyer said; i exterminated and had the dirty mattress removed. they are the ones that moved out and broke the lease. they called me yesterday, demanded my home address, and told me that it is going to be worse for me. what are my rights and what shall i do if they take me to court? if i exterminated the place, and they , moved out, breaking the lease, who is right here?

Answers:
You are right....

First off if they threaten you physcal file a police report. Atleast let the police know and have it on record. Dont give them your address tell them your lawyers and tell them that you are now going to deal with them through your lawyer. But serously tell the cops your being threatened bodily harm
get a real lawyer.
ask your lawyer.
You are totally in the right. Sounds like to me.
Yo9u absolutely are not the problem. These out of town people are the problem. You need to sue them before they can even do anything, you will win. It';s your property. Plus they are harassing you which is another thing to toss on top of the heap. Seriously, what is their to lose. And for them, what can they win!
did you give the 24 hour notice before entering if you did you should be covered I take it they have your phone number that should have been enough so you could be contacted if a problem a rose by rights you can sue them in small claims court for breach of contract and damages (make sure you document all damage and dates photo if possible ) allot of tenants like to make noise they hope you will go away I bet if you go to you muni court web site and you have public access you will find they are trouble makers
listen , when people are demanding your address, it best not to give it to them , point in question , your right ,they brought i n a unclean mattress,i n the first place, sue them lol ,
if they call again , tell them I'm now recording this telephone call , i bet they wont take you to court, ever
best let the police know, if you can get a police report, if you have to file a claim against them .for harassment
There's a gr8 website called findlaw.com and it has a section for real estate. You can find any information about tenants rights as well as information about your rights as a landlord. It has a state by state directory for finding an attorney in your area who is best equipped to handle such matters. I'm a licensed real estate agent in TN and I refer to this website on a regular basis..
