What type of home is better?
Question:A house with 3 bedrooms or a double-wide. We have some land picked out because developers have bought our rental. I like houses and the way they look, but I live in a double-wide now and am kinda spoiled by the huge rooms in here vs. your avg. single story home. If I buy a new double wide or modular home would I be wasting my money. The size doublewide we were looking at costs $114k and is a modular home with 4 bedrooms 2 1/2 baths (master suite) and bonus room.
Answers:
a site-built house or a modular will hold or increase in value, a mobile home will never appreciate..long-term, financially, you'll be better with a site-built or modular.. a true modular is almost identical to a site-built home and is totally different than a mobile home... mobile homes and modular home are both considered "manufatured" homes but are TOTALLY different.
I agree that mobile homes use every bit of space. Problem is that they do not hold their value. Most use cheaper things behind the walls that are hard to repair if something breaks.
A conventional home will cost a bit more on the front end for the same square footage, but you should be able to find a conventional with the same features as a modular.
The real difference in value takes some time to realize. The resale value of a double-wide will tend to decrease or remain flat, while a conventional home almost always increases. If you decide to remodel in the future, conventional homes are a bit easier to deal with. 5 - 10 years down the road the conventional will be a better value.
We had the same problem & this is our opinion. Your personal choices are endless when buying a new manufactured home. They build those just as well as a regular house now. We choose a Patriot home in the size we wanted with the floor plan & color scheme we wanted. Then we made the changes we wanted within that floor plan, even choosing certain things from other models to use in ours, instead of what comes with it. You can also have any extras added when you order for an additional cost.
We love ours. I know no better way to have just the house & land you want unless you draw up your own floorplan & have it built. We are talking about great big bucks here. Hope this has helped. us2fogies
