What to look for when sharing an apartment??

Being a landlord, several things come to mind that tenants who have shared my rental units have run into. How are utilities to be divided? Equally or by usage? Whose name is the lease in, all residents, one resident? What happens if one resident leaves and the others stay, does that person receive his/her share of the security deposit upon their move or when all of the other tenants do? What restrictions or requirements does the owner or management have about sub-letting? How many parking spaces are provided? Are their adequate parking spaces and is there a restriction on overnight street parking if there is not? Are their any restrictions by city code as to how many people can reside in units of the square footage you are considering? Will the management/owner take multiple checks for rent payment? Will management/owner issue security deposit refund check in multiple names? What does the rent include (water, trash, gardening, etc.)? What are the requirements to receive entire security deposit back? Who is responsible for damages, all of the residents or the person who caused it? How do you report maintenance problems and how quickly are they resolved?
room size, storage, and if you don't know the roommate too well find out as much as you can about them. if they party or have people over all the time. what are the bills going to be like there (cable, hydro, etc.)

A room mate that is rarely there! Someone who travels a lot, works LONG hours, or is a firefighter (they stay gone for weeks at a time during fire season!) Other than that, make sure that they can live up to their original agreement on the lease if they got there BEFORE you did! If you move in & the lease says only one person can live there, then you both could get kicked out! Ask to see the original lease agreement OR check to see if the person renting to you is on the record books as being the owner of the property.
