Most of the various manufacturers are pretty much the same quality and price so look for features you want. One might be high energy efficiency. Efficiency is rated as SEER, Seasonal Energy Efficiency Ratio. The higher the SEER, the less electricity you use to get the same amount of cooling. The low end is 10, the high end is somewhere above 16, generally buying a SEER higher than above 14 has very long financial return so you may not want to go higher than 14. Generally, the higher the SEER the higher the quality too, but of course, the higher the price and the larger the outside unit also.
Make sure it has a Good warrenty on it and also Big enough to cover the Whole Square Footage in your Home. Ask some of your Friends whom have purchased them locally. They can probably give you the Pros and Cons of what Kind to purchase..
The various manufacturers are all pretty similar (or so the pros say), so the big difference is the installer. Get recommendations from neighbors, etc, on a good HVAC contractor to use. Also think about getting multiple bids on the project.
Was it in the contract for the previous owner to take the central A/C? That is really weird.
look for a high energy effiency (sp)...seer rate the higher the better for you with savings. my home is 1100 sq ft. and I have a 3 ton unit. it keeps my home plenty cool and I hate to be hot! !
