What are the 5 best ways to increase our house's value?
Question:We will be selling our house in the next 6 months. What are the five best ways to make our house look better to potential buyers? Mind you, we are looking for relatively inexpensive ways. Also, do you think the presence of crown molding has any bearing on a home's ability to sell?
Answers:
updating as much as you can. Crown molding is nice but it needs to fit the room. Update all your light fixtures, your faucets, repaint your rooms to make them look fresh and large. If needed, replace the cabinetry in your bathrooms (the orange store, i.e. home depot) sells nice cabinetry that you can install yourself. New flooring in the bathrooms if needed and you can afford it.
Clean, paint, not cluttered, Good lawn, Good carpet.

get rid of stained carpets.
no closets jammed full of stuff. put things in cardboard boxes and stores them in bsmt or attic.or garage
put away personal items if they are cluttering ( too many photos or knick knacks)less is more
Make sure the furniture is placed to give the most space to the room and light.
take down posters and grafitti pics on the walls.
Make sure the entrance and the yard is maintained.
repair any broken windows or any broken trim.
make sure the house smells clean and well aired.
make sure there are no repairs that are outstanding...leaky faucets, cracks and falling plaster...broken railing.chipped paint
Most people don't have a vision of how it could look they base their decisions on how it looks now and if they could move into it and do nothing..
re-paint the rooms if u can and pack personal items before having an open house. keep rooms looking fresh, flowers and candles always have a nice atmosphere and smell.The buyer must imagine him\herself living in the home with the less work possible for him\her. keep it as de-personnalized and de-cluttered as possible for open houses to attract the most buyers possible. if u have pets,maybe replacing carpets, or deep cleaning carpets and furniture with a special vacumm that u rent at grocery stores(deodorizing the home). Kitchens and bathrooms are defenetly the selling points. any improvement made to these spaces will increase the value of the home.
another important point is also the curb appeal. maybe paint the front door a new beautiful color,have some flowers under the window\at entrance. New welcome mat,new light fixtures,nice and clean walkway etc. little improvement to make backyard look nice and big and clean is also a good idea..rake leafs,mow lawn,place flower pots\arrangements, make a little outdoor space in backyard to maximize room.. etc etc
and overall just a good thorough cleaning and new paint job,curtains\flooring and accesories can make a great cheap difference! good luck
Nice landscaped lawn. Must have "curb appeal". Fresh paint using neutral colors. Update your light fixtures and toilet(s). Less personal belongings is best. If you smoke or have pets don't make that public. I think crown molding is nice in big homes. Good luck!
