Help help!?


Question:i own a rental property. these tenants moved in about 5 or 6 months ago. now, they call me in the middle of the night saying that they saw bed bugs! never in the 12 years that i've had my rentals has there ever been bed bugs. i went there to see if they were in fact bed bugs and they were. i also noticed that thier mattress was VERY dirty. i know that they brought them because this is the first time i have ever had bed bugs in my rentals. i have to wait until thursday to spray them. the unit below thiers has no bed bugs at all so i think that they brought them. i just talked to her on the phone and my tenant threatened to call the health Dpt. on me! then she hung up. are these tenants trying to blame me for the bed bugs THEY tracked in? sorry for being so long!

Your tenants are f-ing idiots. I used to be a property manager of huge luxery apt. communities. and I thought I had heard it all until this posting. Does your lease contract say you are not responsible for damage etc. caused by insects/rodents etc. The best advice I can give is to 1 take pictures. 2 call out a pest control company for advice and treatment if needed. I would also research how beg bugs thrive/live etc. Can they even live in an empty apt/home etc while it is vacent before someone else moves in? As far as their threats go... document everything including your attempts to fix the prob (ex. pest control) and have your facts on bed bugs researched. Hopefully your lease contract will clear you of any legal responciblity. Good luck


I would threaten to call the health deparment on them. They are the pigs. If it is their bed, how can you be responsible for it?
Yes, they are blaming you for something they brought in. If no other tenants have them, it's safe to say they brought them. Might not have been in their mattress..did they go on vacation and bring them back maybe? I would call the health dept and find out what you are responsible for being a landlord. Each state is different and I'm not sure of bedbugs being a pest that you are responsible for...rats, roaches..thats a different story..but as far as your building is concerned, spray to avoid infesting your other tenants and get that 'we're not renewing your lease' letter ready!
Not for sure what state you are in but if I was you I would try to get back into their apt or unit and take some digital pic for prove of how dirty the mattress is. You need to call the health dept and have your questions ready. Also I am sure you state has landlord laws or an association and check with them as to what your responsibilities are. But with that said this is NOT your responsibility but you need to first have facts to back yourself up when talking with this WONDERFUL tenant.
Good luck. Also make sure you document all conversations with them you may need it for later write down dates ,whom you talked with and what you discussed .
put vaseline on the bed legs

they have to have like 6 meals of human blood to mature

if you have vaseline on the bed legs, they can't climb up to eat

also, if you can get the temp in the room to 115F they all die, lights and some borrowed space heaters could do that I think, if the fuses can handle it
