Building an extension vs moving house? help!?
Question:hello I need an extra room in the house and have a bigger garden. would it be cheaper and easier to build an extension or will it be cheaper to buy a bigger house and MOVE? ?

i think the extention would be a lot cheaper, weigh up the cost of solicitors fees, estate agents fees, the high price of houses now, new carpets and decor etc against adding the cost of the extention to your existing mortgage and just one new carpet and furniture, get a builder in for a quote now.
you could build an extension but you would end up with an even smaller garden if you can afford it move and that way you will get your bigger garden and extra rooms and no messy building work for weeks on end it possibly would not be the cheapest option but at least you could have your larger garden extra space and a better investment
If you are OK with your location, extend. If not, move. Of course there is by far the greater cost involved in moving, not to mention the trauma. Good luck whichever you decide.

Can you build over the garage rather than into the garden? It is cheaper to extend than move and after 1 June it will be even more expensive to move because the Government's HIPs regulations come into force and unless your property is registered with an Estate Agent and on the market before 1 June you have to have a pack prepared and it can cost anything from £500 upwards which will add to the cost of moving.
