I am building a home what does "They have the lot scheduled to be graded this week." mean?
Question:My builder sent me an e-mail today that states "They have the lot scheduled to be graded this week." what is graded?
Answers:
it simply means that they are going to level the lot, and prepare it for construction of your house.
They will flatten the area with a large blade. Kind of like a snow plow but under the machine (a Grader). They have to make a flat area to build the foundation on as I'm guessing there is no basement being built.

To the best of my knowledge having built a house a few years ago. All it really means is if you ever have a flash flood, the water would flow away from your house.
In layman's terms, it means that they will have the soil leveled out, preferably with the appropriate drainage pitch(angle), to help water flow away from the house. They probably will not have the top soil delivered yet, so the "grade" while they are working, could be up to 1 foot lower than the finished yard height(after they place the top soil on).
The purpose of lot grading is:

> To provide for controlled surface drainage discharge points and rate of flow entering the public roads and storm sewer system;
> To minimize the amount of infiltration from surface run-off entering the sanitary sewage system
Before building a house or building the "site" need to be prepared. This is called grading. The dirt where the house will be built needs preparation and then they will begin the concrete work next along with utilities.
This dirt preparation is called bringing the site up to grade.
Clearing the land and leveling the ground.
