I have never seen one run


Depending on the square footage, and location, they can run for as little as around $100,000 for a very nice one. The models built in the last several years are built to simialar standards as permanent foundation homes, including standard stud spacing, electrical and plumbing. Mine even has very thick, sturdy, textured drywall interiors, and double paned, insulated windows and central air and heat.

Of course, as with any major purchases, cost depends on what kind of features you want. If I had to do it over, I'd order upgraded cabinets in my kitchen. (nice big kitchen, by the way and included a beautiful breakfast nook space.)

It really all depends on what you're looking for. Is acreage included? How new is the "manufactured home". By the way, this is a term that was created by the realty industry to make it sound nicer than "trailer home". It does sound MUCH nicer, doesn't it? Land is often times worth more than a manufactured home, BUT some of those are VERY nice! Some are even nicer than brand new homes.
Homes start at about $50K in NW OH and SE MI. That's the first step. Land runs about $15K for a building site, Improvements run about $30K. Driveways, porches, etc are area specific.
