Does installing an inground pool add much value to your home?

With the right kind of pool, and the surrounding landscape, a pool can be a focal point of a home. Outdoor kitchens and entertainment areas, are very big here in the Gulf coast region. Yes there are issues with maintenance and upkeep, but overall these are non issues for someone that enjoys a pool. You are required to have a fence, to protect from small children wandering in to the pool area, so insurance rates will rise. How much you use it is up to you. Good luck!


I have heard that it can lower the value,depending on where you live.The reason for this,is the higher cost of insurance and the expense of maintaining a pool.But if you live in a warm climate where the pool can be used tear round,that will definitely add value to your home.
I would have to say no. The biggest value added improvements that you can make to your home are bathroom, kitchen, and basement improvements. In ground pools are a lot of work and if you plan to sell, the buyer may not be willing to pay the maintenance and upkeep of an in ground pool. It may also deter future buyers who have children and feel that an in ground pool is a safety hazard for their family.
Actually, inground pools do add value to your home because they are permanent...they do not have to be rebuilt in 10-15 years as above ground pools do.
Likewise, if you have a pool area, when you place your home on the market- fix it up- or stage it. It is a huge selling feature- especially if no one in the neighborhood has one.
I live in the high desert of So. Calif. so IMO, a pool adds value to a home here. Your location determines the value. We are now house-hunting in a different location where the Summers are as hot or hotter and we are pool-seeking with the new house. I won't buy the new house if it doesn't have a pool. Of course I want a view to go with the pool, so if you only have a small lot and a pool will make the backyard seem even more closed in, I'd opt for an outdoor kitchen/entertainment center with a water feature to give you the "by the water" perception. That'll add value too. Our neighbors just put in a pool and I'm slightly envious. If we were going to stay in this house, I might seriously consider doing the same.
