I also live in PA. I know the feeling about wanting to buy your own home (I also live with my parents). It can be difficult.
My situation when I wanted to buy a home was that I didn't have the thousands of dollars to put down, I make an ok living but my husband has horrible credit, and was trying to start a business so he's wasn't bringing in much cash either. What I did was that I purchased half of the house I live in now with my parents. Seems odd I know, this at least will help me build some equity so I can eventually buy them out right later. I'd suggest calling a mortgage broker to start. Sometimes they can help suggest different loan programs that will fit your needs. Also, if you don't have the cash to make that down payment be aware they will sock you with the higher interest rates. And be very careful with those adjustable interest rates, they may seem like a good idea at first but could be a nightmare later. God forbid you loose your job and you can't make those payments anymore, they will foreclose on your house. Another idea you may want to consider is renting to own. I know of people who have done it, but I'm sorry I don't know all the details that go with that.
Best of Luck.
