As far as home shopping, is it cheaper to buy one than to have one custom built?
Question:I'm thinking about having one custom built in my own liking. The contractors who build homes in the subdivisions work too fast and don't take any pride in their work.
Answers:
It always costs more to build than to buy one already built. Mainly because when you build a house, it will have special details to suit your taste. And the homes that are built in subdivisions are usually TRACT homes. That is, homes that are built to look nice, but tend to lack the quality of a CUSTOM home. I had my home built to my taste and it did cost considerably more, but it is a much better built house, and I don't have to worry about any little surprises. I was able to put in a lot of details that I normally would not have be able to get and also to make my home much more energy effiecient. If you can afford it, then build your dream, but if you can't then look at qualitly of the house and not just the pretty picture.
It depends...
When they build sub-divisions, the #1 goal is to build as many homes as possible, for as cheap as possible and maximize your profit.
The main cost in building any new home is the cut that the general contractor gets that can be as much as 30%
We built a new home about a year ago and cut out the middle man and sub-contracted everything out ourselves. The money we saved not paying a general contractor, we put back into the home in terms of upgrades by buying the best matterials and fixtures instead of the standard stuff you would generally get.
Custom homes cost money, but you should really consider being your own contractor. Its takes alot of effort on your part, but you have a better finished product if you watch what your doing and make sure its done right!
