How long does a house purchase process take from putting in an offer and moving in??
Question:We have seen a house we like, and have our agreement in principle from the mortgage compagny.
Answers:
Your offer should include provisions for the amount of time needed for closing and if your dealing with a Realtor the arrangements should be made with them and all the details such as dates and times should be included in writing. Many of the details will be provided by the closing attorney through your Realtor.
There are so many conditions that may apply so I've listed these and you can evaluate the impact on the desired closing date being the date of possesion.
Your closing date should be within the parameters set by your mortgage company for your secured loan. I would ask that the closing date be within a week of the last day of the loan rate availability.
That the currant occupants leave the premises prior to or on the day of closing.
You could plan your moving day on the next day after closing subject to any repairs or crafts work you might want completed before moving in.
Anything from a couple of weeks to several months. You have to get your offer accepted, get surveys done, do local searches, etc, so it can take time and you are very dependent on others.
It only took 30 days for us to move in. It depends on what you and the seller agree on at the time a contract is drawn up. If the seller is not living in the house at the time of purchase, you can usually move in rather quickly.
To some extent it depends upon where you live. Typically it takes 45-60 days. One thing you would like to do is to close on the last day of the month. Your up front closing costs will be lower because you will have less interest to pay.
