Cowboy Builders in Rochdale Lancashire?
Question:We have recently had a new kitchen fitted by our council in Rochdale.
They tendered the work to a company called Brammals Construction.
In the process of this work,they have trashed many parts of my house including,ruined 2 carpets,both new,made huge holes in my walls for no reason,dodgy plumbing,that has left me injured.
They fitted my kitchen sink,and the dozy plumber never did up the waste trap thing under sink,and i never realised,so i was going about my business,and as i now know the water was peeing out of the under sink,and i slipped very badly on it resulting in pulling the muscles in my back,and requiring physiotherapy to help me walk properly.
I have been bed bound ever since,and thats nearly 3 weeks ago.The pain is so bad.
Anyway,i have over forty other probs,including them causing at least 3 more leaks since .
I just want to know if anybody else has had similer problems with this company,just out of interest,i surely cannot be only one.
I`m just curious.

The council as landlords, have a duty of care to their tenants. If they decide to carry out, or authorise someone else to carry out repairs. Then they must by law, make sure that whoever does the work, is qualified, and suitable to carry out the work. If its a case of a backhander? to get the contract, there are those who will take it. Firstly, you must notify the council about your situation, sooner rather than later, and respectfully remind them that they are in breach of your contract as a tenant. Carry out no repairs to the fault yourself, get and retain proof from your doctor or whoever is treating your injuries, then notify the council that you may proceed with a claim for compensation if they do not contact you and resolve the problem. Do not be bullied by any adverse reply you may get, keep it as proof, then try again if the result from them is the same, go to a no-win-no-pay lawyer and instigate a claim. Be civil to them at all times and photocopy any documents you may have to send to them. The council are well aware of the problems of being sued, most decent councils will reply and sort it out as a matter of urgency. Unfortunately there are some councils around whose staff leave a lot to be desired in the matter of diplomacy and customer care. Stay calm, and good luck.
Contact the council straight away, don't attempt to repair it yourself. They need to know so they can do repairs and hire a better contractor next time! They're paying these people with public money, your money, don't put up with it chuck!
Have you written something similar to the local paper? It probably wouldn't do any good, but it couldn't do any harm. Mind you, if it's anything like the Bury Times, nobody reads it...
I certainly wouldn't put up with that.. you should pay a visit to your solicitor.

We had the same sort of problem when our housing association did improvement work (disimprovement more like it) they tendered it out to a firm called Casey's.It cost them a small fortune by the time they had finished, i.e- new laminated floor down stairs,new stair carpet,new rugs three of,new fridge,new tumble dryer, plus a £300 bill for the damage to my stair lift. I know how you feel.
Contact the council even though they have sub contracted the work it is them that is ultimately responsible. Most councils will arrange a home visit and then you would be able to explain all the issues that have arisen. For the accident you could contact one of these no win no fee companies, preferably through a local office to yourself and some solicitors offer this service. Make sure you would receive 100% of compensation and that you dont have to buy insurance if they suggest either of these find another..Ideally you should be able to negotiate direct with the rep from the council, need to include damages and personal loss not just inconvenience
Unfortunately the complaint will have to be with your council ! They have sub contracted these cowboys and are responsible for the problems they have caused. If the Council will not respond , you go to the Local Newspaper and explain your grievence. They will plaster (excuse the punn) the problem all over their paper and the Council will HAVE to do something about it. Good Luck with your back and the rest !!
find out your legal situation to claim compensation citizenzs advice can be good, we had our kitchen done last month and i think the cowboys have relatives in hampshire ours was a nightmare also. ps contact your local housing officer and ask them to come and inspect your kitchen.
Contact your council, they are responsible for this, seeing how the tendered out the work. Phone, taking the name of the person you're speaking to and Put it in writing then send it recorded delivery. Also contact Ciizens Advice and tell them, their solicitor will advice you about claiming compensation for everything including your injury. Hope this helps and that you're back on your feet soon.
