There are not any preventative products on the market that a homeowner can buy that are effective.As far as things you can do,Eliminate conducive conditions,Make sure there is no wood-soil contact,trees touching the home,moisture conditions in the home or against it,rotten wood is replaced and sealed,mulch is not piled against the house, and firewood is stored away from the home.The only products that will work are done by a professional,do not take shortcuts in protecting your home.Call a Pest Control Professional and have a proper preventative treatment performed.
Home Depot has a carpenter ant/termite preventative that comes in a pump container that you can spray the areas with. Do it more than once as I had them in my garage and thought I had them but then I saw little sawdust piles and ended up having to replace some of the wood. Be sure there is not water damage as they love that. An application of lime around your house is a good deterrent but not the total answer. The powder of lime clogs their whatever and kills them. I use it under hummingbird feeders that attract ants. Good luck!
