Things like lumber and wire are considered commodities, meaning the cost should be fairly consistent from place to place within your area. So, looking at what you want inside the house and how you want the rooms laid out first, as well as the style of the home (ranch, split level, two-story, etc.) will be the giant deciding factor in the cost of your home.
