Answers:
it could be pine beatles [epps beatles ] but normaly they will infest the trunk of the tree. look at the trunk of the tree ,to see if there are small holes in the bark. many years ago a lady called me to find out what was wrong with her pine, just the top 15 foot of her pine was dead. she told me that she had a lot of professionals had looked at it and could not tell her what was wrong.i took out my climbing gear went to the top. i found that when the tree was young she had used a wire tied to it to keep it stright, and did not remove it when the tree grew the wire grew into it and girdled it. i cut out the wire and toped the tree to a latter limb.now you cannot tell that there was anything wrong.the lady was so impressed that she passed the word ,and i got a lot of tree jobs.

pine beetles. If you can get above the pine tree you can see them so I've been told
it's probably bugs of some sort! spray for bugs with bug-b-gon! if the top of this kind of tree dies then thats it.. it won't get ne bigger.. bushier. not taller!
If one side of the roots on the tree were cut that would case the top to die, or a lightening strike. Or borers, if that is it you will see sawdust around the base of the tree. Hope you can save it if now homeowners pays a flat fee to remove a dead tree.
aireate the soil and add lots of horse crap, water it real good
