Rubber plant?

Question:i have a rubber plant and it looks really bad it is about 3 1/2 ft high and has leafs dropping here and there, it is not over watered and has new leafs but they are very small what iam i doing wrong

Answers:
My rubber tree is doing great on my balcony that faces east. It is about 3 1/2 feet tall and growing quickly in a pot about 14 inches across and deep. I water it about once a week, just till water shows up in the draining pan underneath.

Repot it and give it a shot of fertilizer. I bet that'll do it.

You need a bigger pot, most times the pot is too small and a plant like that needs to be able to "Breathe" and it's roots need to spread. A nice "big" pot will bring it back.
PS.
you can clean the leaves
with a cloth that has mayo on it.
I know that sounds funny but it will
clean the leaves to a glossy shine
and leave the leaves nice and supple.
