What is causing my gardenia plant leaves to turn "yellow" ??

Over watering, lack of sunlight or lack of nutrients.. Try replanting it with some nutrient rich potting soil, pack the soil lightly around the base.. Be sure you gently break up the root system before you plant it.. this will allow the plant to absorb more nutrients and let it know it can expand into new soil... Place it in a new area... If you can't relocate or replant your gardenia, try digging around the base of the plant and putting in some extra nutrient potting soil, be sure to check drainage as well.. the soil around it should be warm to the touch with moisture not damp or wet. I have to agree with the other advice. I had a gardenia do that a few years ago, I moved it to the north side (was on south), and it went from nearly dead to flourishing. I couldn't believe the difference. The new spot had better soil and just different about of sun. Good luck.
