It's just an opinion, but I think .30 acres is too small for even one house. But as a matter of fact, rather than just my personal opinion, how many houses can fit on .30 acres will depend on the zoning laws at the site and the size of the houses. You can fit a four bedroom, 3000 sq ft house on .30 acres.
1 acre = 42k sq/ft
.30 = 12.600 sq/ft

You can only fit a 1200-1300 sq/ft home with 3/2/1 + small pool or jacuzzi or deck with patio and small driveway to fit 1 or 2 vehicles.
egads people... .3 acre is like a double or triple lot in many towns! I have such a property and its 67 feet by 250 ft...
I would say 2 houses but it also depends on zoning... my neighbor next door has a 50 ft by 100 ft lot..
U could probably do several townhouses, building up and possibly adding basement levels to increase actual living space.
