Can you finish a basement without a permit?


Question:We wanted to put in a room in the basement to use as a 4th bedroom but were told it needs a window to be called a 4th bedroom. When we sell it can't we still list it as a 4th bedroom, even if legally, without a window, we can't call it that? Can you get into trouble if you do your own electrical and plumbing and don't pull a permit?

Yep, you can. If you make the smallest mistake the buyer can come back on you for not doing it properly.


by LAW you need a window ,and it has to be atleast 144 united inches in each bedroom,this is for egress incase of emergency.do it the right way and get a permit,it will cost you more when its discovered on the other end that you did it illegally.and no you cant list it as a 4 bedroom if its only three becuase of impact fees and taxes.in some areas if you have more than 3 bedrooms,you are required to have an extra bathroom to accomodate the extra bed.if you do this wrong,it could end up costing you money when you try to sell your home,instead of increasing its value.
How is anyone going to find out who did it unless you tell on yourself., I'd finish it and not tell anyone who or when it was done.
Why not just finish it the way you want it and call it a bonus room? Even if you can't call it a bedroom, it will still have the perceived value of one.

A three bedroom house with a bonus room that can be used as a bedroom can be just as valuable when shown, as a four bedroom house.

You'll still need a permit for the electrical and plumbing.
You would be quite liable for calling it a 4th bedroom. Not just because it doesn't have a window, but becuase the work was never approved. Aside from being sued, you would also be opening your self up to criminal fraud charges. Knowingly selling something with dishonestly inorder to sell it at a higher amount is quite illegal.
(FOUR )has the right thoughts it would be best if you get a permit., also i live in Ohio i have a finished basement but do not have a access door to out side so it can NOT BE INCLUDED IN TOTAL SQUARE FOOTAGE AS far as resale
we must have a outside door to be added to total square footage check with a Realtor about listing as a fourth bedroom

you need a window,and you have to go by the town code,whether you are allowed to do your own plumbing and electrical,also when the house is sold the inspector is going to check plumbing and electrical codes,i say get a permit.
yes you do need permits for that cause by code you need a windows for emergancy escapes and you do need permits for electrical work. and you do need a building permit cause you are building a room . and you will need a cert electricain for the electrical and it will have to be inspected by the inspector to see if it meets codes. plus all other inspection cause you can not close up and room wall with out having it inspected by the building inspector.and for plumbing yes a permit for that also
Must live in town. I live in the countryside, we have no permit requirements--no busybodies to tell us what to do!
