***help plz building a 12ft single story extension what are the in side wall measurements wal to wall**?
Question:hi all im building a 12 ft extension what are the wall to wall sizes from the inside as im ordering the kitchen...i orginally was building a 3 metre which was around 10ft and inside measurments were 2.8 thanks to all that answer

should be 11'-4" if you are using standard construction practices.
Need more exact data. Or order cabinets smaller with a trimmable spacer or two.

how long is a peice of string?
it dosnt matter of the hight.
what is the 'foot print' ? the length and weidth of the out side.
and what are the size of brick/breeze blocks you are going to use and there thickness.
you have to take the out side it the building, and then take away the thickness of the walls from the outer measurement.
Eg.
out side measurment is 10ft and the thickness of the wall will be 1 ft. you have to take 1ft away from each side making 8ft.
8ft inner wall 10ft outer wall (this is just a example)
If you mean 12' x 12' you will have to take of the cavity walls either side which comprise of (for one cavity wall) 100mm of blockwork then either 50mm of cavity and 100mm of timber kit and 12mm of plasterboard or 100mm cavity 100mm of blockwork and approx 20mm of plaster. hope this helps.
if this is useful here is what i think ( as a bricklayer )...
the internal wall should be the cavity width and the width of the block smaller than the external wall ( usually 50mm cavity and 102.5mm for the block usually accepted as 100mm )..
go for 150mm and subtract again for the other side of the wall where applicable, i hope this helps maybe you would like to consider just measuring and ordering the kitchen as soon as the walls are up for a 100% exact measure up that is usually what i do when building unless specific details are layed out beforehand. good luck
you say that "you" are building the extension, so you can set out the foundations and brick work so that the inside measurements are 12ft by 12ft if you want to.
or you could increase the size to 4metres so that you can fit 4x 1metre base units.
if you are worried about planning permission they do not bother about a few inches ether way.
if you are having someone else in to build it for you tell them the size you want to have it made and do not pay them if they do not do it to your sizes.
if you are using cavity wall construction you,ll nee to allow for a wall thinkness of 330mm for each wall . 100 mm external skin , 60mm cavity insulation as new building regs, 50 mm cavity , 100mm internal skin and 20 mm for plaster,. this will differ if you external skin is brickwork as you need a 75mm cavity as new building regs state , so just remove these dimentions from yours and you,ll be pretty close
If you look at the plans you had drawn up to build to it will give the dimensions of your room. Usually you loose about 31 to 32 centimetres for each external wall and 12 to 14 centimetres for each internal wall depending on the block/cavity specs for your building.
If its timber frame the then there are more factors to take into consideration to determine what the internal dimensions will be compared to the external size. ie size of timber specified for the frame is the exterior being clad and rendered or faced cladding or blocks.
as said before you should have some drawings for the builder to work to which will give all dimensions
