How do you fix a sinking foundation?
Question:My foundation is sinking in one corner, its a brick foundation and most of the morter has deterierated.
Answers:
sorry to hear about your problems, first off Do not try to fix this yourself. You will only cause more problems for yourself. One thing you can do that may be a temporary help are braces. Use them to TEMPORARILY brace that corner of the house until you can get a contractor in there.
Money...lots of it.
Wow that's a serious problem! You need a soils engineer but, you can start out by getting a good general contractor and he should direct you to one.
Your going to have to reinforce what little foundation is left by digging under the current foundation and adding gravel. Then your going to have to pour a new reinforced foundation in that corner. If your house is sinking you need to find out the cause. You might beable to sue the developer if its a new house and they new there were potential problems.
this is not a job for an amateur. You need an engineer to access the problem, calculate stress loads and the like. Good luck its not a fun tast ahead fo you.
There is a lot of information still needed to even begin to answer this. Why is the foundation failing? How much has it sank? Is it a one story home? It doesn't sound like you are too familiar with home repair because unless you have a very old home I can't believe you have a brick foundation. You probably have a brick veneer on your home.
in short lift the house off its foundation get rid of all the old and replace, very costly.
I am sorry to hear about your situation. Please do not try to do it yourself. It is a very tricky job and it may cause more damage than good if you do it without thorough knowledge and the right measuring equipments and gadgets. I know it is a lot of money, but there is nothing much that can be done apart from getting it fixed at the earliest.
