Home building cost questions..( all work done ourselves)?


Question:We have the lot in mind and the house plan . We would like to build with cash for under 100k. The house is a cape cod 4 bed 2 bath 1757sq ft and it will be on 1 acre.what are some of the first things I need to do..we always remodel homes but never started from scratch...we know that the land needs cleared .(1 acre, flat but some small trees) can we just rent a bobcat and clear it? Cost?
We are going to do a crawl space foundation. Cost?
The house plan comes complete door knobs, screws, water heater and all for around 50k...but no air unit(cost?)
Water and Sewer will cost 5200 and electric hook up 2000...
What other cost are there? We are really simple and don't care about all the extras for now.we would like to do this farely fast and cheap.
Do you think a ranch home would be cheaper ? The capes I looked at are cheaper so far but I would think a ranch would be?
What about taxes, home insurance, inspections, permits and codes.how do I go about all of that?

Answers:
You can rent a bobcat to clear the area for $300-$350/day However you can hire someone with a bobcat for $35-$50/hr

You need a permit from your local city or county. Ask for the codes department, they will get you started. You will have to contact them throughout the building process to inspect your progress.

Your need to have a survey - Place stakes to show how/where the house will sit on the land.

Plan on $6-7,000 for the foundation if the soil is suitable for building, If not you may have to put in pears(more money)

All plumbing, electrical, HVAC need to be done in compliance with your local codes. If you do this yourself make sure you know what your doing!

You can probably get the minimum HVAC system for about
$5,000 with no duct work. (2-3k more with)

Ranch houses require more foundation, Duct work, wiring, plumbing, etc. and will cost more.

Building a house is a big job...It will cost a lot more if you don't know what your doing. I acted as my own general contractor in 2001 and built a 1600sf house, it cost around 110,000 with out the lot. I constider myself to be fairly knolledgable about this stuff, I have family in the construciton business and I still made mestakes.

Cheep is not (in my onpinion) the best plan to start building a home. You will end up replacing things sooner and it will cost more in the long run.

All of these questions depend on where you live and plan to build the house. Building a house in Miami will be more expensive than Oak Ridge, Tennessee.
Its not that simple with new construction. Before you do anything on "your property", speak to an architect; they usually don't charge for the first consultation. As you already know there are to many variables in building a home. go to this site:
