Was thinking about refinishing my hardwood floors, and was wondering about cost and how hard it would be ?
Question:Living room is 18x12 Attached dining room is7x8 and small hallway 5x4. I'm assuming I should do all at once but after that I'm lost. I am trying to sell my home so I don't want a huge cost and I've heard it wasn't too difficult but would like some other opinions. How long would it take.etc. But my main concern is about how much it would cost. Anybody?

you rent a big industrial sander for the job from home depot and buy the sanding pads rough then smooth ,and use a small hand sander like a quarter sheet the rental is maybe fifty and the handsander is about 25 and the sheets for it in a contractor pack is 5 now a gallon of stain forthe floor color and two of the clear polyurethane in satin ,,after sanding dust mop several times and sweep also then vacuum and then use the stain put on with a rag and in like quarters of the room rub on then after wipe in the time limit on the can then after the twelve hour wait roll and brush on the satin poly come back in five hours and do again have fun ask any questions at the depot ,home that is ,, painter and finisher 27 years
The cost isn't too bad. It is a lot of work though. Rent a floor sander and strip all the floors, clean them up well and then stain or use a clear poly urethane varnish to seal and protect the wood. It'll look great when you're done.
If you were to pay a profesional it would run you around $2.50 per SQFT, but with rental and all of your materiels you could get it done in a weekend for under $200, if this is your first time sanding hard wood floors, their are some tricks to it and some times you dont see some of the gouges that you may have made with the sander until you are putting on the poly coat, and by then its too late, the cost to have a pro do it. may be worth it for the increased home value, also if you use a stain you are more likely to see those gouges. but it is do-able also use your local rental shop for the sanders, usually in better condition, and the service person isn't 18 and has no experience, but make sure to get detailed instrictions from them. good luck.
