How much should i charge for wallpaper removeal and painting job of 3 rooms and 2 small areas?
Question:i have to remove the wallpaper and paint in a bedroom , kitchen, bathroom , foyer and a small area before the bathroom. the kitch is mostly trim work., how much should i charge including materials?

One: do not use a steamer to remove wall paper, use "Diff" from Home Depot and hot water, follow directions. It goes smooths as silk.
If you know what your doing and work well, have all the tools. For your labor only, I made $48.00 an hour. I am a professional and can do a job like that in less then two days.
If you are a good worker I would negotiate a reasonable hourly rate, but don't include anything except your labor in that rate.
Any customer with half a brain would know that materials and labor are 2 different charges on the bill.
Just make sure that before you take the job you take a good look at what you are up against so you don't under bid the job and end up making little or nothing for your work.
Homeowners want a good deal, but they also want good work done. Most understand this and are willing to pay well for quality work.

Wallpaper can be real tricky. You need a steamer, so u are going to get hot and sweaty doing it, plus the sticky stuff then falls on the floor so you have to have tarps and do continual cleanup. Good luck, its a hard job, and I hope you have A/C.
It should take about 1 hour to remove 65-75 sq. ft of wall paper, then you should be able to remove 125-135 sq. ft. of glue residue per hour.
To paint (if there is no wall repair) you should be able to paint 140-160 sq. ft. per hour for primer,1st coat and second coat. Now, figure your sq. ftg and your hourly rate and there you go.
