How do you make a washer only run cold?


Question:I have tenants that moved in and they run hot water all the time through the wash. I cannot afford it. So how do I make it so it runs cold only.

Shut off the hot water line to the washer and remove the turn on valve.

Put a cap on the hot water shut off, so that they can not turn it on.
I'll bet those pesky tenants use hot water for the darn dishes, too, when they could just throw the dirty dishes out, and maybe even the shower when they could just use more deodorant. Just who do they think they are, eh? By any chance to they have a baby? If so, they cannot wash in cold.

Well, obviously you do need a lecture. What you are proposing may even be illegal, depending on the wording of the landlord/tenant act in your jurisdiction. Even if it is not illegal, it is a downright dirty thing to do. How are you going to stop them from heating buckets of water on the stove to warm up the washing machine?
You know my friend, I'd check with the health department first. In the three States I lived in a home without hot water was considered not habitable for humans and was condemned. I would check to see what your legal arguments here would be.

By turning off the hot water to your tenant you may be exposing yourself to litigious action. Call your local fair housing and verify prior to turning off hot water. You might want to let the renters know that you are going to raise their share of the utilities if your gas (electric) bill continues to rise. If it is an electric water heater, consider putting a timer to turn off the power during the night (11pm to 5 am??)
I'm not going to help you do something that violates your lease and possibly the law.
How do you know its the wash running up the bills. It may be the shower or faucets. You can add a shower head that saves water and still give good pressure. If the faucets don't have screens in them they will use lots of water there too .You can reduce the water pressure in the whole house by turning it down it the pit.
