How to reseal the hardwood floor?

Question:

if you dont want to change the color of the wood you'll need to sand the old finish. you could rent a low speed buffer to do this. dont use a belt sander. clean and vacumn all dust then wipe entire floor with mineral spirits. then apply the finish (high or low gloss)(oil or water based) i think oil is alot better just harder to clean.
if you want to change the color of the wood you need to get a drum sander this will cut the finsh all the way down to natural wood. using one takes a little practice, if you stay in one spot long youll leave a dip in the floor. but its not that bad just stay moving. then you wipe the stain on let it dry and then the finish.

It is helpful ot know what type of finish is on it now.Oil or polyurethane finish?Do you have cracks or scratches?I would get an estimate and ask questions like what will you do first and such to get an idea.He will be able to tell you what color, what brand, steps involved, etc. You may decide to let him do it.At least you will have the opinion of someone actually looking at your floor, instead of some wanna be do-it-yerself expert on here!
